About S2e

Creating education estates for the future

S2e is a specialist education estates consultancy, providing strategic advice to the education sector. Established in 2013, we support education institutions to understand, manage and develop their estates, bringing together strategic thinking and practical expertise across the full estate lifecycle.

Our multidisciplinary team includes building surveyors, architects, engineers and health & safety specialists. By bringing these disciplines together, we take a holistic approach to estate management, understanding how buildings, land, energy, compliance, funding and educational priorities connect.

We believe that good estate management is about more than buildings. It is about creating places where pupils can learn, staff can work effectively and communities can thrive.

Our people

Our people are at the heart of what we do.

Our building surveyors, architects, engineers, energy specialists and health & safety professionals work collaboratively, giving clients access to a breadth of expertise while maintaining a clear understanding of the bigger picture.

Understanding education

The education estate has a unique history. Buildings have been added, adapted and repurposed over many years, often in response to changing pupil numbers, funding pressures and evolving educational requirements.

We understand the decisions that have shaped today's estates and the challenges facing education providers now. From ageing buildings and constrained capital budgets to decarbonisation, compliance and changing patterns of demand, we help our clients make informed decisions about what comes next.

Our advice is grounded in how schools and trusts operate. We consider the condition and performance of buildings alongside their use, educational purpose, available resources and future needs.

A whole-estate approach

Our expertise spans estate strategy, surveying and compliance, energy and net zero, architecture, construction project management, funding and health & safety.

We help clients understand how to get the most from their estate, addressing building condition, space suitability and sufficiency, climate resilience and energy efficiency.

Our team brings these considerations together to help clients assess where they are now and what they need to achieve in the future. This whole-estate approach helps clients develop a clear, long-term plan, connecting their educational vision with the priorities, projects and potential funding opportunities needed to make the most of their estate.

Working with our clients

Every client has different priorities, resources and governance arrangements. We therefore tailor our involvement to according to specific needs.

For some, this may mean developing a long-term estate strategy and investment plan. For others, it may be targeted specialist advice, support with funding applications, a survey or compliance review, or the management of a major construction project.

We work alongside senior leaders and estates teams, providing advice that is both strategically informed and practical to deliver. Our aim is to build long-term relationships in which we understand our clients' estates and can support them as their needs evolve.

“We are delighted with S2e. They do all the legwork which makes it very attractive to SBM’s who don’t have any spare time. They are a lifeline and create the capacity that I don’t have.”
— Robbie Garner, School Business Manager, Mark Rutherford School Trust

Insight that informs our advice

Our understanding of the education sector extends beyond the projects we deliver.

We actively monitor Department for Education policy, guidance, funding and data, and use this insight to understand the wider environment in which our clients are making investment decisions. We share our findings through sector briefings and contribute to national discussions around the management of the education estate.

This combination of sector insight and hands-on delivery experience enables us to provide advice that reflects both current circumstances and the direction in which the sector is developing.

More than the estate

We believe that the education estate plays an important part in the wider experience of pupils and staff.

Alongside our core work, we support schools through work experience activities, including careers talks and interview preparation, and contribute to enrichment activities through partnerships with organisations including a national performing arts charity and local sporting teams.

We are committed to supporting our trusts and the wider education community to provide opportunities that extend beyond the classroom.

Looking ahead

The education estate will continue to evolve. Funding pressures, sustainability targets, changing educational needs and the condition of existing buildings will all shape the decisions education providers make in the years ahead.

Our role is to help clients understand those challenges, identify their priorities and make informed decisions about their estates – whether that means making better use of existing buildings, planning investment, improving energy performance or delivering new facilities.

We are proud to work exclusively in education and to contribute to creating safe, sustainable and well-designed estates that support education today and for the future.
