What is a condition survey?

A condition survey is a visual inspection carried out by qualified Chartered Building Surveyors and provides objective information about the physical, mechanical & electrical condition of the buildings within the estate.

Typical elements included in our survey:

  • Roof

  • Windows

  • Ventilation

  • Heating

  • Damp

Condition surveys will usually cover a period of 3-5 years and help identify the scope and cost of works. They are key in helping you prioritise work within your available budget and ultimately prepare a comprehensive maintenance plan for the school.

Why is a condition survey important?

Legally, single and multiple academy trusts are responsible for maintaining the condition of their estate. The sole purpose of a condition survey is to have an all-inclusive overview on the building fabric, including the status of mechanical & electrical systems.  It identifies areas of non-compliance with regulations and helps to priorities remedial work and maintenance plans.

Condition surveys can help larger MATs prioritise its Schools Condition Allocations (SCA) and small MATs in their application for a Condition Improvement Fund (CIF) grant. Condition surveys are an important part of Good Estate Management (GEM) and also meet the Education and Skills Funding Agency (ESFA) requirement for academies to submit information for the Land and Buildings Collection Tool (LBCT).
